Redisclosure Analyst

Job Summary:

The Mortgage Redisclosure Analyst is responsible for the accurate and timely preparation and delivery of Loan Estimate (LE) and Closing Disclosure (CD) redisclosures in full compliance with TRID, RESPA, TILA, and applicable investor guidelines. This role supports the mortgage lifecycle by ensuring redisclosures are completed in response to valid changes of circumstance (COC), maintaining full regulatory compliance. The ideal candidate will bring specific experience working within Wholesale and Non-Delegated Mini Correspondent lending environments, demonstrating a deep understanding of third-party origination processes and disclosure coordination with brokers and correspondent partners.

Key Responsibilities:

  • Redisclosure Review & Issuance
  • Review redisclosure requests and validate that changes meet TRID guidelines for a valid change of circumstance.
  • Accurately prepare and issue revised LEs and CDs within required timeframes.
  • Adjust loan fees, APR, cash to close, and other terms as needed to reflect updated loan data.
  • Document all redisclosures and maintain a clear audit trail in accordance with investor and regulatory requirements.
  • Ensure redisclosures comply with federal and state laws, including RESPA, TILA, TRID, and CFPB guidelines.
  • Identify potential tolerance violations and initiate cure processes when necessary.
  • Assist with audit responses and investor reviews regarding redisclosure history and timing compliance.
  • Work directly with third-party originators (TPOs) in the Wholesale and Non-Delegated Mini Correspondent channels to coordinate redisclosure timing and documentation.
  • Communicate effectively with brokers and correspondent lenders regarding change requests, redisclosure policies, and compliance standards.
  • Understand the distinct operational workflows and documentation differences between wholesale and non-delegated correspondent submissions.
  • Partner with all internal Operation teams to obtain documentation supporting redisclosures.
  • Escalate fee discrepancies or compliance concerns to management or legal/compliance departments as appropriate.
  • Use loan origination systems (e.g., Encompass) to generate redisclosures and document changes.

Required Qualifications:

Education & Experience

  • High school diploma or equivalent required; associate or bachelor’s degree preferred.
  • 1-2+ years of experience in mortgage operations, disclosures, or compliance.
  • Direct experience working in Wholesale and Non-Delegated Mini Correspondent environments is required.

Skills & Competencies

  • Strong knowledge of RESPA, TRID, TILA, and fee tolerance rules.
  • Experience with Conventional, FHA, USDA, VA and NonQM transactions is preferred
  • Proficient with Encompass or similar loan origination systems.
  • High level of accuracy and attention to detail.
  • Strong organizational, communication, and analytical skills.
  • Ability to manage multiple redisclosures simultaneously under tight deadlines.

Work Environment:

Full-time position: overtime may be required during peak periods.
